Most homeowners have no idea what happens down there, which makes it very hard to tell a careful install from a fast one. The Nine Stages of a Professional Install
A full encapsulation is not one job. It is a sequence of jobs that have to happen in a specific order, because each stage covers up the one before it. A crew that skips ahead is not saving you money, it is burying a problem under a liner you paid for. Here is the order a competent contractor follows:

Stage 1: Assessment and Quote
This is the stage where bad jobs are born. A salesperson who glances through the access hatch and hands you a per-square-foot number has not assessed anything. A proper assessment includes measured floor and wall area, a relative humidity reading, wood moisture readings at the sill plate and several joists, a look at exterior grading and downspout discharge, pier count and layout, and where the electrical panel sits relative to the crawl space. That last one matters because the dehumidifier needs power, and a new circuit is a line item people get surprised by.
The quote that follows should be itemized: liner spec by mil rating, square footage covered, wall termination method, vent sealing, access door treatment, insulation type and R-value, dehumidifier make and capacity, and drainage stated separately. Stage 2: Clear-Out and Prep
Day one is demolition and hauling. Every piece of organic debris comes off the floor: builder scrap, fallen batt insulation, old rodent nesting, cardboard, stored items. Old vapor barrier comes out entirely rather than being covered over. Moisture-logged batts between the joists get bagged and removed, not pushed back up, because wet insulation holds moisture against the subfloor and will keep doing so under a new liner.
Standing water and grading are handled here, before anything else. If water is pooling, the source gets identified now: a plumbing leak, a failed downspout, negative exterior grading, or a high water table. Rough grading inside matters too, since low spots collect water under the liner where you cannot see it. A crew that lays liner over wet soil without addressing why it is wet has sold you an expensive tarp.
Stage 3: Repairs and Remediation Before the Liner
Everything structural or biological happens before the floor is covered, because any later repair means cutting the new liner.
- Wood repair. Rotted joists, sill plate, and band board get sistered or replaced. This is often a separate trade and a separate line on the invoice.
- Mold remediation. Affected wood is cleaned or treated and the moisture source corrected. Encapsulation prevents future growth, it does not remove existing growth.
- Pest work. Termite treatment and rodent exclusion are done first. Termite inspectors also need a visible inspection gap at the sill, so ask how the liner will terminate to preserve it.
- Plumbing and HVAC. Dripping supply lines, disconnected flex duct, and misrouted condensate lines are fixed now.
If a contractor tells you any of this can be handled later, treat it as a warning.
Stage 4: Drainage and Sump
Not every crawl space needs drainage. Spaces that see periodic water do. When it is included, the crew trenches a perimeter drain inside the footing line, sets perforated pipe in washed stone, and runs it to a sump basin with a pump and a discharge line routed well away from the foundation. The sump lid should be sealed and the liner should tie into it rather than stopping short, because an open pit is a humidity source sitting inside the envelope you just paid to seal.
Stage 5: Laying and Sealing the Liner

What the crew does, in order:
- Rolls liner across the floor so that adjoining sheets overlap by at least 12 inches, with every seam sealed using butyl tape rather than duct tape or house wrap tape.
- Wraps each pier individually, cutting a collar of liner around the base and sealing it to the floor sheet with butyl tape so there is no open gap at the pier.
- Runs the liner up the foundation walls, typically stopping a few inches below the sill plate to leave a termite inspection gap where local code or your pest contract requires it.
- Fastens the wall run with a mechanical termination bar anchored into the masonry, with sealant or mastic behind the bar. Adhesive alone at the wall is a failure point.
- Cuts and seals around plumbing penetrations, sump lids, and any equipment pads.
A finished floor should look flat and taut, not bunched, and every seam line should show continuous tape with no lifted edges. Loose overlap and tape that does not run the full seam are the two defects that show up in almost every failed install.
Stage 6: Sealing Vents and the Access Door
An encapsulated crawl space is a sealed, conditioned zone, so the foundation vents get closed permanently. The crew fits rigid foam board cut to the opening, seals the perimeter with spray foam or sealant, and often adds an exterior cover for appearance and water shedding. Foam plugs pushed into a vent without sealing the perimeter are not the same thing.
The access door is the one part of the envelope you will open repeatedly, so it deserves real hardware: an insulated, gasketed door with a positive latch, not plywood leaned against the opening. Ask about it specifically.
Stage 7: Insulation
Once the envelope is closed, insulation moves to the walls rather than the ceiling. Most crews install rigid foam board against the foundation walls, either over the liner or with the liner lapped over the board, and seal the joints. In some designs the rim joist is insulated and air-sealed instead of or in addition to the walls. Foam board has to satisfy code requirements for thermal barriers and flame spread, and some jurisdictions require a specific covering, so ask about it at quote time.
Stage 8: Dehumidifier, Drain Line, and Electrical
The dehumidifier goes in last, because sizing assumes a sealed space. Expect a commercial-grade unit at $800 to $2,500 depending on capacity, suspended or set on a stand rather than sitting directly on the liner where its weight and vibration wear the sheet. Three details to confirm:
- Drain routing. Condensate should run by gravity to a sump, a floor drain, or outside. If it needs a condensate pump, that is a component with its own failure mode and should be on the invoice.
- Power. A commercial dehumidifier belongs on a dedicated circuit installed by a licensed electrician, not on an extension cord run from a nearby outlet.
- Controls. A remote humidistat or monitor readable from inside the house means you can check the space without crawling into it.
Stage 9: Final Walkthrough and Paperwork
Do not accept a walkthrough that happens at the hatch. Ask the lead to take you through the space, or at minimum to walk it on camera while you watch, before final payment.
You should leave the job with an itemized invoice, the liner manufacturer's product data sheet showing the actual mil rating installed, the dehumidifier model and serial number with its manual and registration, the written workmanship warranty with its term and transferability stated, and any permit or inspection sign-off if drainage or electrical work was permitted.

- Each sealed vent from the inside, and the closed access door from both sides
- The dehumidifier nameplate with model and serial number, plus its drain routing and power connection
- A wide shot from the access opening looking down each run of the space
