Crawl Space Inspection: What to Check, What It Costs, and What Comes Next

Most homeowners never look in their crawl space until a home inspector or contractor shows them something alarming. That is a mistake. A basic inspection done once a year catches moisture, mold, pest, and structural problems early - when they cost $1,500 to fix instead of $15,000. This guide walks you through what to check, what the findings mean, and when you need a professional.

Before You Go In: Safety First

Crawl spaces are confined spaces with real hazards. Before entering:

  • Check for standing water before you climb in. If water is present, do not enter - call a professional.
  • Check for gas smell near the access opening. If you smell gas, do not enter and call your gas utility immediately.
  • Look for animals: Raccoons, opossums, snakes, and rodents den in unencapsulated crawl spaces. Look inside with a flashlight before entering.
  • Gear up: N95 dust mask minimum (P100 respirator if you have it), safety glasses, work gloves, old clothes you can wash immediately after, knee pads, and a quality flashlight or headlamp.
  • Tell someone: Let another person know you are entering the crawl space and have them check on you after a set time.

DIY Inspection Checklist

Work systematically. Start at the access point and move around the perimeter, then check the interior. Document everything with photos - this is your record if you need to show a contractor or insurance adjuster later.

Foundation walls and perimeter

  • Cracks: Hairline cracks in poured concrete or block are normal and usually not structural. Horizontal cracks in block walls, stair-step cracks at mortar joints, or cracks wider than 1/4 inch warrant a structural engineer's evaluation.
  • Water staining: White mineral deposits (efflorescence) on foundation walls indicate water has moved through the wall and evaporated. Active staining or wet spots indicate a current water intrusion path.
  • Mud tubes: Pencil-width mud tubes running from soil up foundation walls are subterranean termite entry tunnels. This is a pest emergency - contact a licensed termite exterminator, not a crawl space contractor.
  • Vents: Note how many foundation vents exist, whether they are open or closed, and whether any are damaged or have gaps around their frames.

Soil and floor surface

  • Bare dirt vs. vapor barrier: Is there any vapor barrier on the ground? If so, is it torn, pulled back from walls, or has pooled water underneath it?
  • Moisture feel: Wet or damp soil surface, especially away from the perimeter, can indicate a high water table or persistent drainage issue.
  • Debris: Wood scraps, old insulation, leaves, or construction debris on the floor holds moisture and provides habitat for pests and mold. All organic debris should be removed.

Floor joists and subfloor

This is the most critical area of the inspection - structural damage here is expensive. Bring a probe or old flathead screwdriver and test wood surfaces.

  • Probe test: Press the tip of a screwdriver firmly into wood surfaces, especially the sill plate (wood sitting on foundation), end grain of joists, and any area with discoloration. Sound wood resists. Rotted wood gives way easily or feels spongy.
  • Dark staining: Black, gray, or greenish discoloration on joists can be mold (fuzzy texture), mildew (flat surface), or simple dirt staining. Cannot tell visually with certainty - a surface swab test confirms if needed.
  • Insulation condition: Batt insulation hanging down or falling out has absorbed moisture and should be removed. Wet insulation holds moisture against the wood above it, accelerating rot and mold.
  • Previous repairs: Look for sistered joists or new wood alongside old. This indicates prior damage - check adjacent areas carefully for progression.

Moisture readings

A basic pin-type moisture meter ($20-$40 at any hardware store) gives you objective data that visual inspection cannot provide.

  • Wood moisture content below 16%: Normal, safe range. Mold cannot establish below this threshold.
  • 16-19%: Elevated. Mold is possible if conditions persist. Source of moisture should be investigated.
  • 20%+: High risk. Active mold growth is likely. This is the threshold at which wood decay fungi can also begin degrading structural integrity.
  • 28%+: Saturated wood. Wood decay is almost certainly occurring. This requires immediate attention.

Take readings at multiple points: the sill plate, several floor joists at midspan and ends, and the subfloor if accessible. Note the highest readings.

HVAC equipment and ductwork

  • Air handler condition: If your HVAC air handler is in the crawl space, look for rust staining on the cabinet, mold on the coil or drain pan, and visible deterioration of duct insulation.
  • Duct leaks: Disconnected, torn, or improperly joined flex duct sections leak conditioned air into the crawl space and draw crawl space air into the supply stream. Look for sagging, disconnected joints, or obvious tears.
  • Condensate drain: The HVAC condensate line drains water from the coil. A dripping or improperly routed condensate line is one of the more common sources of localized moisture in crawl spaces.

Plumbing

  • Look for active drips from supply lines, drain pipes, or waste lines.
  • Check for signs of past leaks: mineral deposits, staining on the subfloor above pipes, or dried moisture marks on pipe joints.
  • Check for pipe insulation condition - pipes touching joists without insulation can cause condensation on cold pipes in humid conditions.

When to Hire a Professional Inspector

A DIY walkthrough gives you a baseline. Hire a professional inspector when:

  • You are buying a home and need a complete, documented assessment
  • You found something concerning but are not sure how serious it is
  • The space is too tight, too wet, or too hazardous for safe self-inspection
  • You want objective confirmation before authorizing major repair work
  • There is a dispute with a contractor about the scope of needed work

Who to hire

There are three types of professional who might inspect your crawl space, and they have different biases:

  • Independent home inspector (InterNACHI or ASHI certified): $150-$300. No sales agenda. Documents what they find and moves on. Best for buying a home or getting an unbiased picture before you call contractors.
  • Encapsulation / waterproofing contractor (free inspection): $0, but they are selling you something. They will find problems - that is their job. Use contractor inspections to get quotes, not to decide whether you need work. Get multiple contractor quotes to normalize the scope.
  • Certified mold inspector (IICRC or CMI credential): $200-$500 including an air sample test. Use when you suspect mold but want species identification and spore count data before authorizing remediation. Mold inspectors do not do remediation - they have no financial interest in finding more mold than exists.

Regular Maintenance After Encapsulation

If your crawl space is already encapsulated, your annual inspection is much simpler - but still necessary:

  • Check the dehumidifier: Empty or drain the reservoir if not plumbed to a drain. Inspect the coil for ice buildup (sign of malfunction). Check that the float switch is functional.
  • Inspect the vapor barrier: Look for tears, punctures (from rodent activity or settling), or gaps at wall seams. Repair with manufacturer-compatible tape.
  • Check the access door: It should seal tightly. A gap around the access door lets unconditioned air in and undermines the encapsulated environment.
  • Verify vent covers: Foam vent plugs can be displaced by pest activity. Make sure all vents remain sealed.
  • Read the hygrometer: A wireless hygrometer mounted in the crawl space (a $15-$25 device) lets you check humidity remotely without entering. Humidity above 65% sustained over days indicates a dehumidifier problem.
