Complete DIY Crawl Space Encapsulation Materials and Tools List

By Aleksi Suoninen · · 10 min read

This is the full materials and tools list for a DIY crawl space encapsulation - including exact specifications, quantities calibrated to different crawl space sizes, where to buy each item, and what to avoid. Bring this list when shopping; don't substitute products without understanding why the spec matters.

Core Materials

Vapor barrier liner

Spec: 16-mil reinforced polyethylene, white-faced, minimum 0.1 perm rating. Do not use 6-mil hardware store poly sheeting.

Quantity: Measure your crawl space square footage and add 20% for overlaps, wall coverage, and waste. A 1,500 sq ft crawl space needs approximately 1,800 sq ft of liner.

Where to buy: ACF Environmental (acfenvironmental.com), Crawl Space Depot, or DuraBond. Avoid Home Depot or Lowe's for the liner itself - their stock is typically 6-mil.

Cost: $0.15-$0.25/sq ft for quality 16-mil reinforced = approximately $270-$450 for 1,800 sq ft

Butyl tape

Spec: 4-inch wide butyl tape rated for polyethylene bonding. Brands: Polyken 627, Berry Plastics, or Stego Wrap tape. Do not use duct tape, Gorilla tape, or standard contractor tape - they fail within 1-3 years.

Quantity: Estimate 1 linear foot of tape per linear foot of seam plus wall perimeter. For a 1,500 sq ft crawl space with multiple roll seams, plan for 300-400 linear feet.

Cost: $0.40-$0.70/linear foot = approximately $120-$280

Termination bar (wall attachment)

Spec: Aluminum termination bar, 1-inch face, pre-punched. Used to fasten the liner to the foundation wall at the top of wall coverage. 10-foot sections.

Quantity: Measure the total perimeter of your crawl space. For a 1,500 sq ft crawl space with roughly 160 linear feet of perimeter, you need approximately 160 linear feet = 16 ten-foot sections.

Cost: $2-$4 per section = approximately $32-$64

Masonry anchors

Spec: Tapcon 3/16" x 1-3/4" concrete screws for attaching termination bar to concrete block or poured concrete walls. If walls are brick, use Tapcon 3/16" x 2-1/4".

Quantity: One anchor every 12 inches through the termination bar = approximately 160 anchors for a 160 linear foot perimeter.

Cost: $30-$50 for a box of 200

Vent covers or foam board for vent sealing

Spec: EPS (expanded polystyrene) rigid foam board, 2-inch thickness, cut to fit each foundation vent opening. Alternatively, commercial crawl space vent covers with foam gaskets.

Quantity: Count your foundation vents. A typical 1,500 sq ft crawl space has 8-12 vents. One 4x8 sheet of 2-inch EPS foam ($25-$35) cuts enough covers for 4-6 vents.

Cost: $80-$160 for vent sealing materials

Optional But Strongly Recommended

Drainage matting (dimple board)

Only install if your crawl space has any history of water intrusion - even occasional. Dimple board creates drainage channels beneath the liner that direct water to a low point rather than allowing it to pool beneath the liner. The textured side faces down.

Spec: HDPE dimple board, 8mm profile, commercial crawl space grade.

Cost: $0.30-$0.60/sq ft = $450-$900 for a 1,500 sq ft installation

Condensate pump (if no gravity drain available)

If your dehumidifier can't gravity drain to daylight or a floor drain, you need a condensate pump to move water uphill. Little Giant VCMX-20ULS is the standard specification.

Cost: $120-$200
