Crawl Space Encapsulation vs Spray Foam: What Is the Difference?
A contractor pitches spray foam, another pitches encapsulation, and it sounds like a choice between two versions of the same thing. It is not. Encapsulation is a moisture-control system; spray foam is an insulation material. They solve different problems, and the best crawl spaces frequently use both. This guide separates the two so you can tell what you are actually being sold.
Different Categories, Not Competing Products
The single most useful thing to understand here is that encapsulation and spray foam are not on the same shelf. One is a system that manages water in its vapor form. The other is a material that manages heat and air. Encapsulation treats the crawl space as a sealed, conditioned zone. What spray foam does
Spray polyurethane foam is an insulation applied as a liquid that expands and hardens in place. For crawl space foundation walls and the rim band, closed-cell foam is the right product. It resists water, it doubles as a vapor retarder at typical thicknesses, and it does not soak up moisture that finds its way behind it. The rim joist band
The rim joist, sometimes called the band board, is the wood beam that sits on top of the foundation wall around the perimeter, closing off the ends of the floor joists. Where foam should NOT go: under the subfloor in a wet crawl space
Spraying foam onto the underside of the subfloor is a strategy for crawl spaces that are staying vented and cold, where the goal is to insulate the floor of the living space above and leave the crawl space outside the envelope. Applying it in a damp crawl space is a genuine mistake. Foam pressed against the underside of a wet subfloor can trap moisture in the wood, slow its ability to dry, and hide any leak, rot, or mold from view because you can no longer see or reach the wood surface. Can Spray Foam Alone Control Humidity?
This is the question that trips up the most homeowners, usually because a foam installer implies that sealing the walls will dry the space out. It will not, and the reasons are worth spelling out.
- Foam does not cover the floor. In most crawl spaces the largest moisture source is evaporation from bare or barely covered soil. Wall foam does nothing about that ground moisture.
- Foam does not remove moisture from the air. Even a perfectly air-sealed crawl space accumulates humidity from the soil, from any small leaks, and from the framing itself. Only a dehumidifier or mechanical conditioning actively lowers it.
- Closed-cell foam is a vapor retarder, not a moisture system. Yes, at sufficient thickness it slows vapor movement through the wall it covers. But a vapor retarder on one surface is not the same as a whole-space humidity strategy that includes a floor liner and active drying.
The honest summary: foam manages heat and air, and it can help at the margins, but it is not a substitute for a moisture-control system. If humidity is your problem, you need a floor vapor barrier and a dehumidifier, which is exactly what encapsulation provides.
Code and Fire: The Ignition and Thermal Barrier Rule
Spray foam is combustible, and building codes take that seriously. Exposed foam generally has to be covered by a thermal barrier, and in a crawl space with limited access an approved ignition barrier is usually required over the foam instead. This is a real, enforceable requirement, not a formality.
Some foam products carry an ignition-barrier-exempt rating specifically for crawl spaces and attics, having passed the relevant fire tests, which can remove the need for a separate coating. Whether that applies depends on the exact product, its thickness, and how the space is used. Because the rule is genuine and the details vary by product and jurisdiction, confirm the requirement with your local inspector or a licensed installer before signing off on bare foam. - Fix any bulk water or drainage problem first, so nothing is being sealed over active water.
- Encapsulate: install the floor and wall vapor barrier, seal the vents, and add a dehumidifier to control humidity.

- Add the required ignition or thermal barrier over the foam where code calls for it.
